Structural integrity reserve study (SIRS)
A residential condominium association must complete a structural integrity reserve study for each building three habitable stories or higher, at least every 10 years after the condominium's creation. The study inspects and estimates reserves for load-bearing and safety-critical components (roof, structure, fireproofing, plumbing, electrical, waterproofing, windows, and any item over a cost threshold).
What to keep on file
- Completed SIRS report PDF
- Engineer/architect engagement letter
- Board resolution accepting the study
The exact date depends on your association's facts, such as your building age, unit count, and board dates. Run the free assessment to see when this is due for your board, with the proof to keep.
When to bring in a professional
Ask your licensed engineer or architect (reserve specialist): Which buildings on our property meet the three-habitable-stories threshold, and what is our next SIRS due date given our creation date and any milestone inspection?
