Structural integrity reserve study (SIRS)
Every 10 years after condominium creation date or last sirs. association existed on or before 2022-07-01, unit-owner controlled: 2025-12-31. extension to 2026-12-31 possible where a milestone inspection is performed concurrently, per 718.112(2)(g)7.
Milestone inspection
Dec 31 of the year the building turns 30. Every 10 years after certificate of occupancy date. reached 30 before 2022-07-01: 2024-12-31. reaches 30 on/after 2022-07-01 and before 2024-12-31: 2025-12-31. Local enforcement agency may extend for good cause. Some coastal jurisdictions historically used a 25-year trigger; confirm the local threshold.
